For default in payment of debt and performance of obligation secured by Deed of Trust executed by Richard D. Mitchell and Lisa A. Mitchell dated May 29, 2002 and recorded in the Office of the Recorder of Deeds of Douglas County, Missouri in Book 364, Page 658 the undersigned Successor Trustee, at the request of the legal holder of said Note will on Monday, November 26, 2012 between the hours of 9:00 a.m. and 5:00 p.m., (at the specific time of  4:10 PM), at the North Front Door of the Court House, City of Ava, County of Douglas, State of Missouri, sell at public vendue to the highest bidder for cash the following described real estate, described in said Deed of Trust, and situated in Douglas County, State of Missouri, to wit:

THAT PART OF THE E 1/2 SW 1/4 SW 1/4 OF SECTION 27, TOWNSHIP 26, RANGE 17, DESCRIBED AS BEGINNING AT A POINT WHERE THE NORTH RIGHT OF WAY LINE OF STATE HIGHWAY NO. 76 INTERSECTS THE WEST LINE OF THE E 1/2 SW 1/4 SW 1/4 AND RUN THENCE NORTH 295 FEET, THENCE IN AN EASTERLY DIRECTION 295 FEET PARALLEL TO SAID STATE HIGHWAY NO. 76, THENCE SOUTH 295 FEET AND TO THE NORTH LINE OF SAID STATE HIGHWAY NO. 76, THENCE WESTERLY ALONG SAID RIGHT OF WAY 295 FEET AND TO THE POINT OF BEGINNING.
