NOTICE OF TRUSTEE’S SALE:
Default having been made in the payment of the debt and the performance of the obligations of the notes described in and secured by a Deed of Trust dated July 13, 1998 executed by April Shannon, David Shannon and Lisa Shannon as single persons and Mary Shannon Byers and Frank Byers, as husband and wife, and recorded in the Office of the Recorder of Deeds of Douglas County, Missouri, on September 2, 1998 at 8:25 A.M., in Book 318 at Pages 745-751, Document # 982077, conveying to the Trustee property including the following described property in Douglas County, Missouri, to-wit:
The W1/2SE1/4, the W1/2SW1/4, the NE1/4SW1/4, the E1/2SE1/4SW1/4, and the North 248 feet of the SW1/4SE1/4SW1/4, of Section 13, Township 26, Range 13. The E1/2SE1/4 of Section 14, Township 26, Range 13. The NE1/4NE1/4 of Section 23 and all that part of the following described tract of land which lies North of Farm-to-Market Highway “V”: “A part of the SE1/4NE1/4 of Section 23 described as commencing at a point 54 rods North of the Southwest corner of said forty acre tract running thence North to the Northwest corner of said forty, thence run East and to the Northeast corner of said forty, thence run South and to a point 27 rods North of the Southeast corner of said forty, thence run Northwesterly, to the place of beginning; all in Township 26, Range 13. All that part of the NW1/4NW1/4 of Section 24 which lies West of State Highway No. 95 in Township 26, Range 13, Douglas County, Missouri.
Subject to all roads and easements, as the same may now be located.
At the request of the legal holder of said note who has elected to declare the entire indebtedness due and payable, and in accordance with the provisions of the said Deeds of Trust, the undersigned Trustee will on Friday, October 7, 2011, to-wit at 10:00 A.M., sell said property at public venue to the highest bidder for cash at the steeps of the County Court House, in the City of Ava, Douglas County, Missouri, to satisfy said note and costs.
