NOTICE OF TRUSTEE’S SALE

For default in the payment of debt and performance of the obligations secured by deed of trust executed by Doyle A. Belt and LaDonna M. Belt, dated July 27, 1998, recorded on August 3, 1998, in Book 318 at Page 434, Office of the Recorder of Deeds, Douglas County, Missouri, the undersigned Trustee will on April 11, 2011, between the hours of 9:00 a.m. and 5:00 p.m., and particularly at 1:00 p.m., at the North door of the Douglas County Courthouse, 203 S. 2nd Ave., Ava, Missouri, sell at public vendue to the highest bidder for cash, the property in Douglas County, Missouri, described as:

A part of the N½ of Lot 1 of the NW¼ (NE¼NW¼) of Section 31, Township 27, Range 15, described as beginning at the point where Highway #76 crosses the North line of said tract and run thence in a Southwesterly direction, along said Highway #76, for a distance of 268 feet, thence run directly South 146 feet, thence run directly East and to the East line of said tract, for a TRUE POINT OF BEGINNING, from this point run West 200 feet, thence run North to a point 92 feet South of the North line of said NE¼NW¼, from this point run directly East and to the West line of a 1/2 acre tract lying in the Northeast corner of the NE¼NW¼ (Said 1/2 acre tract being described as beginning at the Northeast corner of the NE¼NW¼ and running West 210 feet, thence run Southeast and to the point of intersection with the East line of said NE¼NW¼ at a point 210 feet South of the Northeast corner of said NE¼NW¼, thence run North 210 feet and to the point of beginning.)  Thence follow the West line of said 1/2 acre tract in a Southeast direction to the East line of said NE¼NW¼, thence run directly South along said East line and to the POINT OF BEGINNING.

ALSO a 15 foot strip of land in the NE¼NW¼ described as being 7½ feet on each side of and parallel to a line described as beginning at a point on the East right of way line of Highway #76, a distance of 99½ feet South of the North line of said tract, thence East to the land herein above conveyed and being in Section 31, Township 27, Range 15, Douglas County, Missouri.

SUBJECT to Right-of-way for Highway #76, as it now runs.

Together with all rights, fixtures and improvements that are a part of said real estate, toward satisfaction of said debt and costs.
