For default in the payment of debt secured by Deed of Trust executed by James Chapman and Christina Chap-man, husband and wife, dated July 26, 2007 and recorded on August 7, 2007 in Book 470, Page 103, as Document No. 071992, Office of Recorder of Deeds, Douglas County, Missouri, the undersigned Successor Trustee will, on February 18, 2011, between the hours of 9:00 o’clock A.M. and 5:00 P.M. (foreclosure sales in Douglas County are customarily held at 11:30AM), at the Douglas County Courthouse, 203 SE Second Avenue, North Front door, Ava, MO 65608, sell at public venue to the highest bidder for cash:
A part of the N1/2 NW1/4 NE1/4 of Section 23, Township 26, Range 16, DOUGLAS County, Missouri being described as commencing at the North-east corner of said N1/2 NW1/4 NE1/4 and run thence West 500 feet, thence run due South and to the point of inter-section with State Highway No. 5, (Old Highway No. 5), from this point run due East and to the center of the Branch Bed, for a True Point of Beginning, thence following the center of the Branch Bed in a Northerly direction, and to a point 145 feet South of the North line N1/2 NW1/4 NE1/4, thence run due East 268 feet and to a point 145 feet South and 98 feet West of the Northeast corner of said N 1/2 NW 1/4 NE1/4, thence run North 145 feet, thence run East 98 feet and to the Northeast corner of said N1/2 NW1/4 NE1/4, thence run South and to a point directly East of the true point of begin-ning, thence run West and to the true point of beginning, subject to right-of-way for County Road, as it now runs, and subject to any other part taken or used for roads.
