Stewart Sub-Division, to the City of Ava, Missouri, as per plat of record in Plat Book 1 at Page 21 in the office of the Douglas County Recorder; Also, all of Lot 8 of G. B. Stewart Sub-Division to the City of Ava, Missouri, as per plat of record in Plat Book 1 at Page 21 in the office of the Douglas County Recorder; Also all that part of Lot 3 in Block 2 W. W. Clark’s First Addition, to the City of Ava, Missouri, as per plat recorded in Plat Book 1 Page 6 in the Office of the Douglas County Recorder, which lies West of a Line parallel to and 32 rods and 15 links West of the East line of the SE 1/4 SW 1/4 of Section 11, Township 26, Range 16 EXCEPT the West 40 feet thereof; EXCEPT from above de-scribed land, a tract of land being a part of Lot 8 in G. W. Clark’s First Addition to the City of Ava, thence run North 80 de-grees 13 minutes 05 seconds East, along the Northerly boundary of said Lot 3 a distance of 124.96 feet, thence run South, 59 degrees 39 minutes 25 seconds East, along said Northerly boundary a distance of 37.53 feet, thence run South 00 degrees 35 minutes 35 seconds West, a distance of 224.59 feet and to the NEW POINT OF BEGINNING OF SAID EXCEPTION.
