NOTICE OF TRUSTEE’S SALE
In Re: Scott E Croney and Vironica A Croney, husband and wife
TRUSTEE`S SALE – For default in the payment of debt and performance of obligation described in and secured by Deed of Trust executed by  Scott E Croney and Vironica A Croney, hus-band and wife dated 02/14/2005, and recorded on 02/18/2005 Book 431 Page 416 in the office of the Recorder of Deed for Douglas County, MISSOURI, the undersigned Successor Trustee, at the request of the legal holder of the debt, who has elected to declare the entire debt due and payable, will on Friday, 01/14/2011  between the hours of 9:00 a.m. and 5:00 p.m. (1:00 p.m.) at the North Front Door of the Douglas County Courthouse, 203 SE 2nd Ave. Ava, MO 65608, sell at public venue to the highest bidder for cash, the realty described in said deed of trust, to wit:

EXCEPT A 30 FOOT WIDE ROADWAY RUNNING ALONG THE WEST SIDE OF SAID LAND AS DESCRIBED ABOVE, AS PER DOCUMENT OF RECORD IN BOOK 295 AT PAGES 266-267 IN THE OFFICE OF THE DOUGLAS COUNTY RECORDER. SUBJECT TO RIGHT-OF-WAY FOR STATE HIGHWAY NO. 14, AS IT NOW RUNS.
Subject to easements, restrictions, reservations, and covenants, if any, to satisfy said debt and cost.
