NOTICE OF TRUSTEE’S SALE
WHEREAS, Richard D. Wylie and Stacy A. Wylie, husband and wife, by their Deed of Trust dated August 14, 1998, and recorded in the Recorder’s Office for Douglas County, Missouri, in Book 318 at Pages 589-595, con-veyed to Daniel P. Wade, Trustee, the following described real estate, situated in the County of Douglas, State of Mis-souri, to-wit:

A tract of land situated in the SE ¼ of Section 19, Township 27 North, Range 15 West, Douglas County, Mis-souri more particularly described as follows: Beginning at the Southwest corner of said SE 1/4 ; thence North 0 degrees 37 minutes 00 seconds East along the West line of said SE ¼, 1737.30 feet, for a NEW POINT OF BEGINNING, thence continuing North 0 degrees 37 minutes 00 seconds East along said West line 717.43 feet to the centerline of an existing 40.00 foot wide road; thence Southeasterly along said centerline as follows: South 74 degrees 13 minutes 30 seconds East, 5.10 feet; thence along a 25.1769 de-gree curve to the right 77.78 feet (said curve having a radius of 227.57 feet); thence South 54 degrees 38 minutes 28 seconds East 795.05 feet; thence along a 8.9714 degree curve to the right 123.56 feet (said curve having a radius of 683.65 feet); thence South 43 de-grees 33 minutes 21 seconds East 209.95 feet; thence North 89 degrees 23 minutes 00 seconds West, leaving said centerline, 968.83 feet to the NEW POINT OF BEGINNING, except that part taken, deeded or used for road along the North and East side thereof, and subject to all easements and restric-tions, of record. ALSO: a tract of land situated in the SE ¼ of Section 19, Township 27 North, Range 15 West, Douglas County, Missouri, more par-ticularly described as follows: Begin-ning at the Southwest corner of said SE ¼; thence North 0 degrees 37 minutes 00 seconds East along the West line of said SE ¼, 1325.55 feet, for a NEW POINT OF BEGINNING, thence con-tinuing North 0 degrees 37 minutes 00 seconds along said West line 411.75 feet; thence South 89 degrees 23 min-utes 00 seconds East, 968.83 feet to the centerline of an existing 40.00 foot wide road; thence Southerly along said centerline as follows: South 43 degrees 33 minutes 21 seconds East 10.71 feet, thence along a 16.9986 degree curve to the right, 215.37 feet (said curve having a radius of 337.06 feet); thence South 6 degrees 54 minutes 42 seconds East, 162.92 feet; thence along a 30.7928 degree curve to the right, 54.26 feet (said curve having a radius of 186.07 feet); thence South 9 degrees 49 min-utes 58 seconds West, 2.37 feet; thence North 89 degrees 23 minutes 00 sec-onds West leaving said centerline 1089.62 feet to the new point of begin-ning, except that part taken, deeded, or used for roads long the East side thereof, subject to all easements and restrictions of record.
Which conveyance was made to said Daniel P. Wade, Trustee, in Trust, to secure the payment of a certain note in said Deed of Trust described; and
WHEREAS, it is provided in and by the terms of said Deed of Trust that in case of the absence, death or refusal to act, or disability in anywise, of the Trustee, at the request of the legal holder of said note, may request an-other individual to proceed to sell the property hereinbefore described; and
WHEREAS, Daniel P. Wade has re-signed said trust and refused to act as Trustee; and
WHEREAS, Holly Wickware has been appointed Successor Trustee by the holder of the note; and
WHEREAS, default was made and still continues in the payment of said note.
NOW THEREFORE, at the request of the legal holder of said note, and in pursuance of the provisions of said Deed of Trust, the undersigned Succes-sor Trustee will sell the property above described at public venue, to the high-est bidder for cash, at the North Door of the Douglas County Courthouse in the City of Ava, State of Missouri, on Friday, September 17, 2010 between the hours of 9:00 A.M. and 5:00 P.M., to-wit: at 1:00 P.M., for the purpose of satisfying said indebtedness and the cost of executing this trust.
