For default in the payment of debt secured by a deed of trust executed by Richard A. and Peggy Jo Duncan, husband and wife, dated May 11, 2007, and recorded May 16, 2007, in Book 465, at Page 413-416, Office of Recorder of Deeds, Douglas County, Missouri, the undersigned successor trustee will on the 27th day of July, 2010, between the hours of 9:00 a.m. and 5:00 p.m. commencing at 1:00 p.m. at the north door of the Douglas County Courthouse in Ava, Missouri, to satisfy said debt and costs, sell at public vendue to the highest bidder for cash the following described property:

The SW ¼ of the SW1/4 of Section 13, Township 25, Range 18 EXCEPT that part of the SW1/4 of the SW1/4 of Section 13, Township 25, Range 18, Douglas County, Missouri described as that part there of lying, being and situate South and East of the Chapman Road; ASLO EXCEPT, or SUBJECT TO AN EASEMENT described as beginning at the intersection of Chapman Road and State Highway DD in Douglas County, Missouri in the SW1/4 of the SW1/4 of Section 13, Township 25, Range 18, thence 15 feet on each side of the centerline of Chapman Road in a Southwesterly direction along the existing roadway and terminating at the Wentzel Residence; ALSO EXCEPT that part of the SW1/4 of the SW1/4 of Section 13, Township 25 North, Range 18 West, lying North and East of Missouri State Highway DD, Douglas County, Missouri.
AND EXCEPT that part as set out in the body of the warranty deed filed 05/16/2008 in Book 319, at Page 171 and document number 081058, described as follows: All of the SW1/4 SE1/4 and the S1/2 SE1/4 SE1/4 of Section 14, Township 25, Range 18 all in Douglas County, Missouri.
